Marketing your home
Our state of the art technology goes to work matching suitable buyers to your home. Combined with the expertise of our fully trained sales negotiators in identifying the needs of potential buyers, we will phone, text and email suitable buyers for your home.
Our sales negotiators are skilled in identifying suitable buyers for your home, so we are best qualified to show potential buyers your home knowing the needs and wants of the potential buyer. We this in mind, our enthusiastic sales staff know how to show off your home to its best advantage.
Once we receive an offer, we act for you in all negotiations. We will report offers to you, fully explaining the situation of your potential buyer, their status, their financial situation and other requirements such as timescales for completion etc. This will enable you to make fully informed decisions.
Agreeing the sale
Once you are happy to proceed with the offer we will confirm this in writing with details of any fixtures and fittings that are included. If you are looking to buy another property we will liaise with the estate agent concerned and find out about any requirements on timescales throughout the chain.
At this stage you will need to instruct solicitors to act for you. We recommend Gibbins Richards Conveyancing Services who provide fixed price no move – no fee quotations. They are four reputable local firms who combine personal service with cutting edge technology, so you can either call in to their offices or send them a quick email. Let us know if you would like a quotation.
Keeping you informed
Once solicitors are instructed one of our dedicated sales staff will regularly report to you with updates on your sale. Your buyer may need a mortgage valuation or a more detailed survey. They will also need to pay for the local authority searches. Your solicitor will need to prepare and issue a draft contract to the buyers solicitors who will then need to raise additional enquiries. This is standard procedure, and of course required throughout the whole chain. Our staff will keep you fully informed through this whole process to ensure your sale is proceeding as quickly as possible.
Once solicitors are satisfied on their enquires and they have the buyers funds or mortgage offer in place it will be time to sign your contract. Normally this requires a deposit to be transferred from your buyers solicitors to your solicitor (normally 10% of the purchase price) and a mutually agreeable completion date is agreed. Once this “exchange of contracts” takes place, the contract is then legally binding. It is time to book the removals.
