We need to offer your property to the largest number of possible tenants and also to its maximum potential. Consequently, we use property particulars with multiple photos, floorplans and room sizes. These are used on Rightmove.co.uk and onthemarket.com and on our own website. We also use local property media in newsprint and of course our three High Street offices.

Our job is to choose the best potential tenant for your property so we already have a database of pre-qualified tenants for your property. Our state of the art software matches your property to these tenants and our qualified staff will appraise these tenants prior to viewing to ensure suitability.

Selecting Your Tenant

Choosing the correct tenant for you is hugely important to us, so we undergo the strictest of selection criteria which includes an independent referencing company for credit and financial checks, employer’s references, previous landlord references, identity checks for proof of residency and copies of six months bank statements. Only once these checks are satisfactory, can we then recommend the tenants to you.

Once we have selected a tenant it is very important that all the required paperwork is prepared correctly. As we are ARLA registered we keep up to date with all the latest legislation. Not only will we produce a tenancy agreement we will also ensure that all the supporting documentation such as deposit certification and protection, standing orders, prescribed information and more is completed.

On the commencement day of the tenancy we will ensure that the tenant signs all relevant forms, that all payments have gone through and that all legal requirements have been completed. If we fully manage the property an Inventory or Schedule of Condition is carefully completed and supplied to the tenant – vitally important in ensuring that your property is fully protected during the tenancy (we can also provide these if you are only using our Introductory Only service – please call for a quotation).

Smooth Running Tenancy

If you are using our fully managed service – just relax and we will take care of everything for you. We have a dedicated team all working for you to ensure the smooth running of your tenancy. We have a dedicated property maintenance manager to ensure the safety of your tenant and legal compliance. We have a dedicated member of staff to collect and make the rental payments and to chase any late payments. We routinely inspect the property to ensure the tenants are maintaining your property to satisfactory standards and of course we will deal with the inspection and deposit refunds when your tenants vacate.

Charges That Apply

FULL MANAGEMENT SERVICE

  1. SET-UP FEE. A fee of £240 incl vat will be charged. This includes advertising and marketing, selecting a tenant, preparing a full and detailed inventory, producing a tenancy agreement and relevant notices.
  2. TENANCY DEPOSIT SCHEME. A fee of £42 incl vat will be payable to cover costs incurred with registering the deposit with the TDS scheme.
  3. RENTAL COMMISSION. Commission is taken at a rate of 10% +vat (12% incl of vat ) per calender month. This is deducted from the monthly rent received.
  4. ENERGY PERFORMANCE CERTIFICATE. If required payment of £100 incl of vat in advance.

INTRODUCTORY SERVICE

  1. A SUM EQUAL TO 75% OF THE FIRST MONTH’S RENT +VAT will be charged (90% incl of vat), subject to a minimum fee of £420 incl of vat, for introducing a tenant to the property. This includes advertising and marketing, selecting a tenant and producing a tenancy agreement.
  2. TENANCY DEPOSIT SCHEME. A fee of £42 incl of vat will be payable to cover costs incurred with registering the deposit with the TDS scheme.
